What a Cert-A-Roof roof inspection covers
Most leaks show up indoors long before anyone looks at the roof, so the inspection starts inside. The inspector checks ceilings and walls for staining, then the attic for daylight, wet decking and failed underlayment, then the attached garage, the perimeter and finally the rooftop.
On the roof itself, the inspector works through the field, flashings, penetrations, valleys, ridges, gutters and drainage, and notes the material, age and remaining life.
- Interior ceilings and walls for water staining
- Attic framing, decking and underlayment
- Attached garage and the building perimeter
- Rooftop field, flashings, vents, valleys and drainage
- Photographs of every finding, labelled in the report
Why we charge for roof inspections when others are free
A free inspection usually takes under an hour and ends with a number on a business card. Ours averages four hours and ends with a written, photographed report and a fixed price you can hold us to. That time is what lets a buyer negotiate with a seller, or a homeowner hold a previous roofer to account.
The free estimate that arrives three weeks later is still free. It's also still three weeks late.

What happens after the roof inspection
You get the VisualRoof™ report and a proposal package within 24 to 48 hours. If the roof passes, it can be certified straight away. If it needs repairs, the proposal lists them with a fixed price. Once Cert-A-Roof completes those repairs, the roof qualifies for a LeakFREE® Roof Certification.
If the roof needs replacing, the proposal says so plainly. We'd rather lose a repair job than certify a roof that won't last.
“Before we even got [Cert-A-Roof's] report, our [previous] roofer called to apologize and admitted the job was below standard. They wanted to redo the roof from scratch.”
Roof Inspection questions
How long does a roof inspection take?
A Cert-A-Roof LeakFREE® Roof Inspection averages about four hours on site, because it covers the interior, perimeter, attached garage, attic and rooftop. The written report with photographs follows within 24 to 48 hours.
How much does a roof inspection cost?
As an example from our pricing, a certified inspection on a 2,500 square foot house is $300. The price depends on the size, access and roof type, and it is confirmed before any work starts.
What is the difference between an estimate and a proposal?
An estimate is a rough budgeting number from a short look at the roof. A Cert-A-Roof proposal follows a full inspection and gives a specific, fixed price with a photo report within 24 to 48 hours.
Do you inspect commercial roofs?
Yes. Cert-A-Roof inspects commercial and multifamily roofs, including flat and low-slope systems, and offers annual Commercial Maintenance Inspections with an upkeep plan.
