LeakFREE® roof certification for the whole roof, not just the patch

A LeakFREE® Roof Certification is a service agreement that the entire roof will stay free of leaks from normal wear and tear for the certification period. If a leak does happen, Cert-A-Roof repairs it at no cost to the certificate holder. Certifications transfer to a buyer at close of escrow and renew on re-inspection.

How a roof gets LeakFREE® certified

Every certification starts with a LeakFREE® Roof Inspection against NRCIA criteria. If the roof passes, it can be certified. If it doesn't, the report lists what needs fixing.

  • Inspection: a full LeakFREE® Roof Inspection, report in 24–48 hours
  • Repairs: every issue in the report is repaired by Cert-A-Roof
  • Certification: the roof becomes eligible for a LeakFREE® Roof Certification

What a roof certification costs

Prices vary with the roof, so treat this as a worked example, not a quote. It comes from our own pricing for a 2,500 square foot house.

StepExample price
LeakFREE® Roof Inspection$300
Repairs found in the report$3,500
Two-year LeakFREE® Roof Certification$350

Roof certification during a home sale

Agents order certifications because they settle the roof question early. The report arrives within 24 to 48 hours, which fits inspection contingencies, and the certificate transfers to the buyer at close of escrow. Lenders and appraisers asking about the roof on FHA and VA loans get a document instead of an opinion.

Buyers get something rarer than a clean report: a roof with someone on the hook for it.

Roof inspection vs roof certification

An inspection tells you the condition of the roof today. A certification is a promise about tomorrow: Cert-A-Roof repairs leaks from normal wear for the certification period. You need the inspection to get the certification, but not every inspection ends in one.

The fine print, in plain words

  • Certifications are only issued on roofs that qualify and pass inspection.
  • Repairs listed in the report must be done by Cert-A-Roof. If another contractor does them, the roof is re-inspected at your expense.
  • The certification stays valid while required maintenance is kept up. Skipping it can void the certification.
  • Certifications transfer to a new owner and renew on re-inspection.

LeakFREE® Roof Certification questions

What does a LeakFREE® Roof Certification cover?

A LeakFREE® Roof Certification covers the entire roof, not just a repair site. If a leak from normal wear and tear occurs during the certification period, Cert-A-Roof repairs it at no cost to the certificate holder.

Is a roof certification transferable?

Yes. A LeakFREE® Roof Certification transfers to the buyer at close of escrow and can be renewed on re-inspection.

How much does a roof certification cost?

In our example for a 2,500 square foot house, the inspection is $300, repairs are $3,500 and a two-year certification is $350. Every roof is priced after inspection.

Can my own roofer do the repairs?

The repairs listed in the report must be completed by Cert-A-Roof for the roof to be certified. If another contractor does them, Cert-A-Roof re-inspects the roof at the owner's expense before certifying.
